You do not have a friendship with this guy, you have a business relationship. Don't let him roll over you just because he's "been good about it" so far. Make sure he holds up his end of the bargain. I know at least I can't be charged while I cant occupy the place and its on them to make it livable, which will mean replacing all the drywall, cleaning the floors, replacing the major appliances (stove, fridge, dishwasher, washer/dryer). Might pay or some other things as well, but I *do* know as far as things destroyed in the flood I am not covered. The analogy Crow speaks to, lets say the circuit breaker starts a fire, total loss, I get jack and shit. Their insurance only covers the building and all of my stuff is on me, though I would suppose barring shitty maintenance, and in a case like this it would be a difficult thing to prove. Also, I have an old NES somewhere that I can contribute to the cause. I wouldn't chuck anything though till you've had ample time to dry them out (carts especially) and test to see what is salvageable.
